I have made this condo my home sweet home for 5 years and have made some very nice upgrades during my time here in Anchorage. It is 2 bedrooms and 2 full size bathrooms. Both sinks and faucets are new. I recently updated all the switches and installed dimmer switches throughout. Also installed are Timer controls for the bathroom fans, GFCI outlets, and Dimmer switches for the vanity lights in both bathrooms. I added some recessed lighting in the living room and installed new 2005 model kitchen appliances back in November 2006. The flooring was brand new when I moved in and I have kept it pristine condition. The washer and dryer is inside the home hidden in it's own closet. The dryer is the only appliance not currently working. The carpet is the same carpet from when I moved in. I vacuum and shampoo it regularly. It's not in bad shape and is very clean. I recently just had the carpet steamed cleaned from Henry's Janitorial Services. Everything works great except the dryer like I mentioned. There is also a Central Vaccum built inside the unit. I never used it but it works. The neighbors are great people! Very quiet complex.

I do not offer any kind of leasing or financing. Please be Pre-Approved with a lender. Alaska Housing Authority offers a great Homebuyers course for free 2 blocks from here. The Alaska Native Medical Center is also 2 blocks from here. The Alaska Club is 1/4 block away! I had a gym membership there which made it really nice walking to the gym. I believe they now offer month by month memberships which is really cool. During the winter, it's great to walk to the gym and sit in the sauna, play basketball, or go for a swim. If you haven't been to the East Side Alaska Club, we can take a tour of the facility. You'll be amazed at how close you'll be! Its within walking/biking distance of Alaska Native Medical Center, Providence Hospital, UAA, and APU. 5.5mi from EAFB. People Mover route 13 is right across the street and route 75 runs down Tudor. Students have free passes for the bus. Living here makes not having to have a car possible! Imagine not having to pay all the costs of having a vehicle in Alaska although having a car is convenient. The Anchorage Police department is right across the street as well. Many employment opportunities around. And the best part is all the sunshine this condo gets! I've made many great memories living here but I am seeking to finish more classes down south. Currently the condo is empty ready for moving-in. Send me a message or give me a call and let's schedule an appointment! I'm available just about any time. Happy house hunting and best of wishes!

FAQ

Q: What do the dues cover?

A: The dues cover the water, sewage, garbage, building maintenance, and snow removal. Last summer, the building was recently painted. Currently, the association voted to get the roof reshingled. The last inspection showed the roof to be fine but due to it's life expectancy and the availbale funds, the board voted to go ahead and get it replaced while we can.

Q: Why are you moving?

A: I served in the United States Air Force and would like to finish my education back in Oklahoma where tution is cheaper. Enrollment ends in August but as long as I am still here, I will not be able to enroll. I am not moving because of the condo or location. Everything has been wonderful for me here.

Q: How are the neighbors?

A: The neighbors here are great people! Everyone in the building has been really friendly and willing to help if need it. I never had any confrontations with anybody here in the past 5 years I have lived here. You can check the Sex Offender Registery if you like. http://www.dps.state.ak.us/Sorweb/Search.aspx

Q: Are pets allowed?

A: Pets are allowed. There is a small wooded area outside the building to walk your pet. The association requires as common courtesy to pick up after you pet. Pooper scooper and plastic bags are provided.

Q: Is there a garage?

A: There is no garage hence the comparable price. There is assigned parking that allows for two vehicles. Additional parking is available on E 43rd Street. The assigned parking space includes a plug-in for you car heater. Inside the master bedroom, I installed a digital timer switch that you can activate before going to work.

Q: Are there elevators from the garage to the kitchen?

A: There are no garages or elevators. Sorry.

Q: Do you offer home financing?

A: No. If the buyer defaults, I will be left with the payments and any occuring damage that was accquired. Please be Pre-Approved with a lender.

Q: Is there storage available?

A: Yes. Down the hall are assigned storage units. They can hold boxes, skis, bikes, or anything that's not abnormally huge like boats or canoes. If additional storage is required, Tudor storage is about three quarters of a mile down Tudor.

Q: How much are the utility bills?

A: I installed dimmer switches and energy effecient light bulbs. I myself practiced energy conservation turning off anything I don't use. My electric bill ran anywhere from 15.00-20.00 serviced by ML&P. Gas has risen all over Anchorage bringing my gas bill anywhere from 70.00-180.00 depending how high you constantly run it. The fireplace works tremendously well if you prefer to burn wood along with running the gas. Alaska Housing Authority is right down the street. They offer many programs for free maximizing your home's energy efficientcy.

Q: Is the building secured entry?

A: Yes. The building requires a code to get in. You can also access the door with a key. A 40.00 fee programs the entry box to any phone number you prefer so visitors can reach you. The same key also unlocks the gate door directly to Tudor Street.

Q: What are the bus routes?

A: There is an immediate bus stop right outside the parking lot. Route 13 runs west to UAA, Providence, and Downtown and East to Fred Myers on Muldoon. Route 75 is the main route that runs on Tudor but also services many other routes to get you where you need to go.

Q: Are gym memberships included with the condo?

A: No. Gym memberships are purchased seperately. Alaska Club East is a great facility to maintain fitness. Many people in the condo have gym memberships there. I enjoyed being within a three minute walk there during the winter. They have a swimming pool, basketball court, raquetball, tennis, indoor running track, suanas, and a cafe.

Q: What school districts is the condo located by?

A: The condo is located within the East School District. It is also in the University Area.

Q: Does your pet bunny come with the Condo?

A: No. I love my pet bunny and he's coming with me. Sorry. You can probably find one just like him at Petco or Petzoo.
